Lake View City Council Moves Forward With Zoning Ordinance Changes For Potential Housing Development

The Lake View City Council is moving forward with residential zoning ordinance changes to prepare for a potential new housing development in the community. Administrator, Scott Peterson, says the first change deals with regulations regarding pools on private property.

Current Lake View city code states residents wishing to install a pool with a depth exceeding two feet must have it contained within a fenced area. Peterson says the city code concerning medium density residential zoning districts also needed to be updated because there is some language that overlaps.

The council passed a resolution at a recent meeting that approved the creation of an R5 district in the approximately 4.5 acres of land directly south of the Dixieland Trailer Court on Black Hawk Lake’s north shore. City officials have worked diligently in recent years to address the community’s housing shortage, and Peterson says this space provides another opportunity to increase their housing stock.

He adds this section has been identified as a potential development site, and several developers have expressed interest in building there. Peterson says it is still in the preliminary stages, but rezoning the area is their first step in the process. Ordinance changes generally require three readings to pass. However, the council waived the second and third readings required for the rezoning. The remaining readings for the swimming pool code amendments are on the agenda for the council’s September meetings.
