East Sac County Middle School To Be Transformed Into Apartment Complex To Address Housing Needs In Sac City

Multiple organizations throughout Sac City and Sac County are partnering for a new project to address a housing need to support the growing industries in the area. Sac County Economic and Tourism Development, Sac Development Corporation, the City of Sac City, and East Sac County Community School District began exploring options for turning vacant buildings and lots into various housing units to meet the demand of housing needs. Executive Director for Sac Economic and Tourism Development, Brandy Wilson, says based on a 2020 Housing Needs Assessment, the county was recommended to obtain 816 units, with 180 to be rentals to fill the approximately 700 jobs that remain unfilled in the region, and that was if no change or growth was reported. She says the Sac City College Addition Urban Renewal Area will be helping to achieve the recommendation from the assessment.

The dirt work for the four and fiveplexes has already been started, and the developer Ryan Heugerich (He-grich) has been completing some work to accommodate the classrooms being transformed into apartments. Wilson says the one to three bedroom apartments will be available for rent, and the four and fiveplexes available for purchase as early as the summer or fall of 2025. Heugerich was also awarded Workforce Housing Tax Credits, and the city is utilizing TIF dollars to make this project a reality. Wilson says projects like these are not easily successful in a community the size of Sac City, but it is possible with the credits and all the partnerships.

Wilson hopes to promote more community events by making the auditorium available for public use in addition to housing.

With the completion of phase one of this project, approximately 38 housing units will be available to individuals interested in moving into the Sac City community.  Once occupancy of those are filled, Wilson says Heugerich will move to construct the additional two fourplexes and fiveplexes, creating another 18 units. Wilson wants to thank all the organizations and individuals who have helped with the project’s planning process and looks forward to seeing the positive benefits it will bring to the community.
